Core Aeration Service

Local Lawn Aeration Specialists Serving Southern Maryland

You water, you mow at the right height, maybe you even throw down seed. The lawn still looks thin. Rain sits in puddles or runs straight off to the street, and in August the ground is so hard you can’t push a screwdriver into it.

That usually isn’t a grass problem. It is a soil problem. Southern Maryland has a lot of clay, and clay packs down under foot traffic, mowers and heavy rain. Newer homes add another layer to it: builders often lay a thin roll of sod over subsoil that was compacted by trucks during construction. Grass roots can’t push through that, no matter how much you feed or water.

Core aeration fixes the soil so the rest of your lawn care starts working. We are based at 207 Oakland Hall Road in Prince Frederick, and we aerate lawns for homeowners, landlords and businesses across Calvert County and the surrounding area. We have been in business since 2018, and JD brings more than 15 years of hands-on experience to the work. Veterans, active-duty military and first responders receive a discount

What Is Core Aeration, and How Does It Improve Your Lawn?

How a Core Aerator Works

A core aerator rolls across the lawn on hollow tines that punch into the ground and pull out plugs of soil. University of Maryland Extension describes the plugs as about ½ to ¾ inch across, 2 to 4 inches deep and 2 to 6 inches apart. Each hole is a channel straight down into the root zone.

What It Does for Your Grass

  • Relieves compaction. Loosened soil lets roots grow deeper, which helps the lawn handle summer heat and dry spells.
  • Lets water soak in. Rain and irrigation go down into the soil instead of pooling or running off.
  • Gets air to the roots. Roots need oxygen. Packed soil cuts it off.
  • Helps break down thatch. The soil brought up in the plugs mixes into the thatch layer and helps it decompose.
  • Gives seed a place to grow. Seed that falls into the holes gets good soil contact, which is why aeration and overseeding go together.

Signs Your Lawn Needs Core Aeration

You don’t need a soil test to spot compaction. Look for these:

  • Water puddles on the lawn or runs off after a normal rain
  • Thin or bare patches that don’t fill in, even after seeding
  • A screwdriver won’t push more than an inch or two into moist soil
  • Heavy traffic areas: kids’ play spots, dog runs, paths to the shed, places cars park
  • A newer home with sod laid over builder soil
  • A spongy layer of thatch more than half an inch thick between the grass and the soil

If two or more sound familiar, aeration is likely worth it. If none do, we will tell you so during the walkthrough

Core Aeration Services We Provide

Most jobs combine a couple of these. You get one quote for the whole job.

Core Aeration for Residential Lawns

Our main lawn aeration service. We aerate the full lawn, make extra passes over the worst compacted areas, and work around beds, trees and anything you have flagged. The plugs stay on the lawn to break down.

Core Aeration and Overseeding

Aeration opens the soil, and overseeding fills it. Spreading seed right after aeration puts it into the holes, where it is protected and touching soil. For most Maryland lawns, that means a turf-type tall fescue blend, the cool-season grass that handles our summers best. This is the most common way people in Maryland buy aeration, and it is the best way to thicken a thin lawn.

Aeration for New Construction and Compacted Lots

New homes in Dunkirk, Huntingtown and other growing parts of Calvert County often have sod sitting on packed subsoil. These lawns usually need aeration more than anything else, and sometimes more than one year in a row to loosen things up.

Commercial, HOA and Church Grounds

Common areas, ball fields, church lawns and office grounds that take heavy foot traffic. We schedule the work around your hours.

When to Aerate Your Lawn in Maryland

Most Maryland lawns are cool-season grass, mainly tall fescue, with some Kentucky bluegrass and perennial ryegrass. For these lawns, timing is the difference between a thick lawn next spring and wasted seed.

Best window: mid-August through mid-September. University of Maryland Extension’s lawn calendar for tall fescue lawns recommends core aerating and overseeding in late summer to fall. Soil is still warm, so seed sprouts fast, and the new grass has the whole fall and spring to root before summer heat comes back.

Seeding cut-off: October 15. UMD Extension sets October 15 as the cut-off for fall seeding, and earlier is better. After that, new grass often doesn’t root well enough to survive winter.

Later in October and November. Aeration alone can still help a compacted lawn while the ground is moist and not frozen. Seeding this late is a gamble. We will tell you honestly which is worth doing.

Spring. Spring aeration is possible, but it is the second-best choice. Seed that goes down in March has little time to root before a Southern Maryland July. And if you use crabgrass preventer in spring, UMD notes that a pre-emergent herbicide can’t go down where you plan to reseed.

Warm-season lawns. If your lawn is zoysia or Bermuda grass, the timing flips. UMD Extension recommends aerating warm-season lawns in June and July, when they are actively growing.

Soil moisture matters. UMD advises aerating when the soil is moist but not wet. In a dry spell, water the lawn a day or two before we come. Dry clay is too hard for the tines to go deep, and soggy soil smears instead of breaking apart.

Plan around Maryland’s fertilizer law. Lawn fertilizer can’t be applied in Maryland from November 16 to March 1. If your lawn needs a fall feeding after aeration, it has to happen before then. See our lawn fertilization service for the full rules.

What to Do After Core Aeration

Most of the work happens after we leave, and most of it is waiting.

  1. Leave the plugs. They look messy for a week or so, then break down on their own within a couple of weeks. Mowing over them speeds that up. Raking them away removes the soil your thatch layer needs.
  2. Water new seed lightly and often. If we overseeded, keep the top of the soil moist until the seed sprouts. That usually means light watering once or twice a day for the first couple of weeks, then deeper and less often as the grass fills in.
  3. Hold off on mowing new grass. Wait until the new seedlings are tall enough to mow at your normal height, usually three to four weeks after seeding.
  4. Keep traffic off. Keep kids, pets and vehicles off newly seeded areas as much as you can for the first few weeks.
  5. Skip weed preventer on seeded areas. Pre-emergent herbicide stops grass seed from sprouting too.
  6. Rake leaves early. Fall leaves that mat down on new seedlings will smother them. Our fall yard cleanup service keeps leaves off a newly seeded lawn.

Before We Aerate: Sprinkler Heads, Invisible Fences and Shallow Lines

Aerator tines go 2 to 4 inches into the ground, so anything buried shallow can get hit. Before we start, please mark or tell us about:

  • Sprinkler heads and irrigation lines
  • Invisible dog fence wires
  • Low-voltage landscape lighting cables
  • Septic lids, cleanouts and shallow pipes
  • Any area you want us to skip

Waterfront Property in Maryland? Mind the Water's Edge

Core aeration itself is low impact, and it often helps waterfront lawns, because water that soaks in doesn’t run off into the Bay. What goes down after aeration is where the rules come in. Much of the Calvert County shoreline sits inside Maryland’s Chesapeake Bay Critical Area, which covers land within 1,000 feet of tidal water, and state law keeps fertilizer 10 to 15 feet back from waterways. If you plan any clearing or regrading near the shoreline beyond normal lawn care, read about the Critical Area rules first.

Not sure if your lawn needs aeration?

Send us a few photos of the thin spots and tell us how water drains after a rain. We will tell you whether aeration, overseeding or both will help, and give you a price within 24 hours.

Same-Day and Scheduled Aeration

The fall aeration window is short, so the calendar fills up from mid-August through September. Booking early gets you a date while seeding still has time to work. When the schedule allows, we keep same-day openings for customers who want to get it done right away.

Many lawns do best with aeration every year or two, so we can put you on the list for next season and reach out when the window opens.

Who We Work For

Homeowners with thin or patchy lawns. You have tried seed and fertilizer, and the lawn still won’t fill in. Aeration is often the missing step.

New homeowners. Builder-grade sod over compacted subsoil is one of the most common lawn problems we see in newer neighborhoods.

Families with kids and pets. Play areas and dog runs pack down fast. Aeration every year or two keeps those spots growing.

Sellers and real estate agents. A fall aeration and overseeding sets up a thicker lawn for spring listing photos.

Landlords and rental properties. Rentals often go years without real lawn care. One aeration and seeding brings a tired lawn back.

HOAs, churches and commercial properties. Common areas, fields and lawns that see heavy foot traffic

I was looking for a company to do some cleanup in the flowerbeds in the front of my house and needed help getting rid of some pesky, ugly vines that had taken over. I was overwhelmed by the amount of work, JD came out quickly, took a look, assured me it was a small job and gave me a great price. He was friendly, communicative and reassuring with zero pressure. I’ll definitely be doing business with them again!

I highly recommend JDs Landscaping and Junk Trash Removal. They are professional, friendly, punctual, hard working, and very reasonably priced. They are also great at keeping the customer informed. They brought in 3 tons of white rock to deal with an erosion problem under our back deck. The final product is neat and clean and looks great. They also trimmed back some trees for us. I’d use them again anytime. Attached are before and after pictures of their work.

Highly recommend! We called and within 30 mins our junk was picked up same day. It was a fair price as well. We would/will use this business again.

What Core Aeration Costs

Price depends on five things: the size of the lawn, slopes and how easy it is to get the machine in, whether it is aeration only or aeration plus overseeding, how much seed the lawn needs, and whether you book one visit or a yearly service. A small, flat front lawn is a quick job. A sloped acre with heavy compaction and bare patches takes more time and more seed.

You get one written quote up front. No surprises once the crew is on site, and no charge for the estimate

Why Maryland Homeowners Choose JD's for Core Aeration

Local, not a franchise. We are a family-owned business on Oakland Hall Road in Prince Frederick, and we work on Southern Maryland lawns every week.

We tell you if you need it. If your lawn isn’t compacted, we say so instead of selling a service it doesn’t need.

Timed to Maryland’s calendar. We schedule around UMD Extension’s seeding window and the state’s fertilizer deadlines, so the work actually pays off.

Core aeration, not spikes. We pull real soil plugs, the method University of Maryland Extension recommends.

One crew for the whole yard. Mowing, fall cleanup, brush work and junk removal all come from the same company, so you are not juggling contractors.

Straight pricing. The full cost up front, in writing.

Free estimates within 24 hours. Send photos and get a real number back by the next day at the latest.

Satisfaction guaranteed. If the job isn’t right, we come back and make it right.

Discounts for those who serve. Veterans, active-duty military and first responders receive a discount.

How Our Core Aeration Process Works

  1. Request your free estimate. Tell us about the lawn and send a few photos of the thin spots. You get an estimate within 24 hours.

  3. Lock in the price. A written quote before any work starts, including seed if you choose overseeding.
  4. Aeration day. We aerate the whole lawn, with extra passes on the worst areas, and overseed right after if that is part of the job.
  5. Aftercare. You get simple instructions for watering, mowing and keeping leaves off the new grass.
  6.

Core Aeration Service Areas in Maryland

Prince Frederick is our home base and our fastest response area. We do not cover all of Maryland. We work across Calvert County and the nearby Southern Maryland towns listed here.

North of us, Dunkirk and Huntingtown have many newer neighborhoods where sod was laid over compacted builder soil. These lawns are some of the best candidates for yearly aeration.

Along the Bay, Chesapeake Beach and North Beach have smaller lots, many close to tidal water. Aeration helps rain soak in instead of running toward the water, and we keep seed and any lawn products back from the shoreline.

Heading south, St. Leonard and Solomons have more shaded, wooded lots, where thin turf under trees is common. On those lawns, we will tell you where grass can realistically grow and where it won’t.

We also aerate lawns in Annapolis, Leonardtown and La Plata. If you’re just outside these areas, call anyway. If we can reach you, we will say so, and if we can’t, we will point you toward someone who can

When is the best time to aerate a lawn in Maryland?

For tall fescue and other cool-season lawns, which is most of Maryland, aerate from mid-August through mid-September. University of Maryland Extension sets October 15 as the cut-off for fall seeding. Warm-season lawns like zoysia are aerated in June and July instead

Not for aeration alone. A compacted lawn still benefits while the ground is moist and not frozen. Overseeding is different: UMD Extension sets October 15 as the fall seeding cut-off, so seed that goes down later has a much lower chance of surviving winter.

If your lawn is thin or patchy, yes. Seed spread right after aeration falls into the holes, where it gets good soil contact and some protection. That makes aeration and overseeding the most effective way to thicken a cool-season lawn in Maryland.

UMD Extension recommends core aeration every one to two years for lawns with heavy foot traffic, and every two to four years for most other home lawns. Clay soil and newer lawns over builder soil often need it on the shorter end of that range.

No. Leave them on the lawn. They break down within a couple of weeks, and mowing over them speeds it up. The soil in the plugs also helps break down thatch.

If we only aerated, you can mow on your normal schedule. If we overseeded, wait until the new grass reaches your normal mowing height, usually three to four weeks, so you don’t pull up the seedlings.

Yes. Core aeration removes soil and leaves open channels. Spike aeration only pokes holes, and University of Maryland Extension notes that solid spikes can actually add to compaction.

Yes, but fall is better for cool-season lawns. Spring-seeded grass has little time to root before summer heat. Spring aeration also gets in the way of crabgrass preventer, which can’t go down where you plan to seed

Yes. Aerator tines go 2 to 4 inches deep, so sprinkler heads, dog fence wires and low-voltage lighting cables should be marked before we start. Tell us about anything buried shallow, and we will work around it.

Yes, as long as it is before November 16. Maryland law bans lawn fertilizer from November 16 to March 1, limits phosphorus to lawns that need it based on a soil test or are being seeded, and keeps fertilizer 10 to 15 feet back from waterways.
